Slate Transitions

Help with a parent’s home, even when you’re far away.

Slate Realty helps Central Indiana homeowners and their authorized representatives compare practical sale paths and coordinate approved work at the property, with one real estate contact guiding the process.

Talk through the house

The homeowner or verified legal representative stays in control of every material decision.

The homeowner stays in control

Choices and assumptions are written down

Local coordination when family cannot be there

The real problem

The move happened. The house is still waiting.

A parent moved quickly. The family lives hours away. The house holds decades of belongings and a list of deferred projects.

A normal listing plan does not answer who can sign, who meets the cleaner, which repairs make sense, how siblings approve decisions, or who checks the property after everyone leaves town.

Slate gives the owner and family one local real estate contact, a written plan, and clear boundaries around every decision.

One house, different priorities

Start with the choice, not the sales pitch.

Slate lays out expected timing, work, costs, and estimated proceeds for the paths that fit the property. The owner or lawful representative chooses what happens next.

01

Fewer steps

Request a direct offer

Compare a written offer from an independent cash buyer when time and limited showings matter most.

Know the tradeoff: Expected proceeds may be lower than a market sale.

02

Market exposure

List the home as it stands

Take the home to market without managing a major repair or cleanout project first.

Know the tradeoff: Buyer inspection and financing risk remain.

03

More preparation

Prepare, then list

Use selected work that supports the sale, coordinated through independent providers you approve.

Know the tradeoff: More time, decisions, and project risk.

About the direct-offer path

During the pilot, offers come from an independent third-party buyer, not Slate Realty or a related party. An offer is not an appraisal and may be lower than the proceeds from a market sale. There is no obligation to request or accept one.

From first call to closeout

A process the family can follow.

  1. 01

    Start with the people

Identify the homeowner, family contact, and who has authority to make each decision.

  2. 02

    Review the property

Walk the home in person or by live video and record condition, access, contents, timing, and open questions.

  3. 03

    Compare practical paths

Review written assumptions for available sale paths, including estimated costs, timing, and net proceeds.

  4. 04

    Carry out the owner’s plan

Slate manages the real estate process and coordinates approved independent providers through closeout.

Clear roles protect the homeowner

The owner’s choice comes first.

Slate provides real estate brokerage and transaction coordination. The owner or verified representative approves each path, provider, and scope. Slate pauses when authority, ownership, capacity, or family instructions are disputed.

  • No Slate or related-party purchase during the pilot
  • Independent legal and valuation advice is welcome
  • Vendors contract with and invoice the owner directly
  • No repair financing or pay-at-closing promise

Straight answers

Questions families ask first

Every property and authority document is different. Slate gives real estate guidance and brings in title or Indiana counsel when the answer depends on the law.

Can I call if I live outside Indiana?

Yes. The property must be in Slate’s approved Central Indiana service area, but the family contact can live anywhere. Slate can review the house by live video and arrange remote updates and signatures when the owner or lawful representative approves them.

Who can give Slate instructions?

The titled owner stays in control unless a valid legal arrangement says otherwise. A family member may receive updates with permission, but that alone does not allow the person to order work, change price, accept an offer, sign documents, or receive proceeds. Title or Indiana counsel must verify powers of attorney, trusts, guardianships, and estate authority.

Does “as is” mean the seller has nothing to disclose?

No. An as-is sale does not automatically remove seller or broker disclosure duties. Slate uses current forms and involves title or counsel when an estate, trust, guardian, or court-directed sale may affect the requirements.

Does Slate perform the repairs and cleanout?

No. Slate provides real estate brokerage and coordination. Independent providers perform moving, cleanout, repair, legal, title, inspection, care, and financial services. The owner approves the provider and scope, and providers contract with and invoice the owner directly during the pilot.

Is the direct offer from Slate?

Not during the pilot. If the owner wants to compare a direct sale, the offer comes from an independent third-party buyer. It is a purchase offer, not an appraisal, and it may be lower than the proceeds from a market sale. The owner is never required to request or accept one.
